Buying through a life transition

Nine steps.
One path forward.

Divorce, loss, or a fresh start - your home options are clearer than they may feel right now. Here is the path from a private first conversation to a home that is entirely, officially yours.

Step 1

Private consultation

Share what you're comfortable sharing. We look at income, credit, and goals - no pressure, no judgment.

Step 2

Model your options

Keep the home, sell and split, or buy new - we model your real numbers side by side so the choice is clear.

Step 3

Legal coordination

We align the mortgage timeline with your attorney and the decree, so there are no surprises later.

Step 4

Application

Once the decree is in place, we lock your rate and submit the application in your name alone.

Step 5

Underwriting

We guide you through every document request, clearly and step by step, so nothing feels overwhelming.

Step 6

Title update

The other party is removed from title. Your attorney coordinates; we align the closing timing.

Step 7

Close

Sign the new loan. The home is officially yours, in your name only - the transition is complete.

Step 8

Settle in

Settle into your home and your new financial picture. The hardest part of the transition is behind you.

Step 9

Annual check-in

We stay in touch each year, looking for opportunities to improve your rate or equity as life stabilizes.

Four things to have handy when you're ready - missing something? Start the conversation anyway, we help you sequence what's needed and when.

Decree or settlement

Signed, or a draft in progress with your attorney.

Your income only

Recent pay stubs or returns, separate from your spouse's.

Your own asset statements

About two months of bank/investment.

Photo ID

Plus any name-change paperwork already filed.
